Start with the outside of your house, better known as your curb appeal. Look at the exterior of your house from the view of a passerby. What jumps out at you? What unique characteristics seem to fade into the background?
Acknowledging this helps us to decide what steps we can take to invite buyers from the street and into your house. If your home isn't attractive on the outside with retouched paint and colorful greenery we'll need to tackle those issues. Follow the Curb Appeal Checklist and add dollars to your house's final selling price.

"Welcome to your new home!"
Can buyers see themselves watching a movie in your living space, relaxing in your spa tub or studying in your home office? I want your Open House to pleasantly accept buyers and give them a sense of comfort. I'll help you do this by recommending changes that highlight the features of your house.
I'll help you get rid of anything that gives the look of clutter. Tabletops should be free and clear. Knickknacks, souvenirs, family photos, and play time artwork should get moved out of sight. You need to give mass appeal to the house so buyers can perceive it as their new house.
Every room gets a once-over. Enhancements that directly impact your dollars include fixable like pieces of furniture that should get rearranged, rooms that need new paint, carpet that needs steaming, fixtures that need polishing, and windows that need washing
I'll make sure that your house has mass appeal and that it's inviting, avoiding "loud" or "can't-work-with" hues on the walls and furniture. And if the house is empty, you can think about borrowing furniture. The goal is for your home to look ready to live in as opposed to uninhabited.

Setting the Stage
You'll know when to show your house, because all of the changes come together to create a picture of what buyers can expect when they consider buying your house.
Brightening up each room is critical, so we'll do things like part the curtains and add lighting where needed to invite the buyer inside. Together we'll enhance the ambiance with enjoyable music playing softly and make sure a delightful aroma circulates room-to-room. We'll include cozy-looking blankets, and place pillows on your sofa and bedding. Buyers should feel like your home is their future home.
